Roadmap with Irina - December 2024

MARKET SNAPSHOT
Hi <<First Name>>,

In December 2024, the real estate market in Santa Clara County slowed down as expected due to the holiday season. The median price for single-family homes decreased by 6% compared to November. The number of sold homes dropped by 20% from the previous month, while inventory remained relatively unchanged. Homes continued to sell quickly, with an average of 26 days on the market.

For condos and townhouses, the median sale price dipped slightly by 1% from the previous month. Sales volume declined by 9%, with condos taking an average of 36 days to sell. Interestingly, condo inventory increased by 35% compared to last month, offering buyers more options.

Currently, there are 1,030 active listings and 702 pending sales in Santa Clara County, with 140 homes going under contract since the start of the new year. It feels like buying a house was a new year resolution for many people, so there are more buyers than available properties, and homes sell with multiple offers within days. Homes are selling quickly, often receiving multiple offers within days. The interest rates remain on the high side, but this is not a holding factor for the buyers.

One ongoing concern for homeowners is rising home insurance costs. Over the past two years, this issue has been a significant challenge, and recent wildfires in Los Angeles could further impact the situation across California. This may eventually influence buyer activity and home prices. For now, the real estate market remains strong, and only time will tell how it unfolds throughout the year.

If you are thinking about buying or selling, let’s connect, talk about your options, run some numbers, and see if this is the right time for you. Call me, I am always here for you.

HOW YOU CAN HELP

The recent Los Angeles fires have left many families and communities in need of support. Recovery will take time and collective efforts to help victims return to their normal lives. You can make a difference by donating to trusted organizations like the Red Cross, local food banks, or community relief funds that provide essential supplies and assistance. Volunteering your time, offering temporary housing, or organizing donation drives for necessities like clothing, toiletries, and non-perishable food are also meaningful ways to help. If you don’t know where to start? Here is a list of organizations collecting donations. Together we can rebuild and bring hope to those affected.

Your local LAFD firefighters need your help to save lives and protect property during this wildfire. The LAFD Foundation is actively seeking funds to equip our LAFD members battling wildfires with equipment and supplies such as:
  • EMERGENCY FIRE SHELTERS - These personal fire shelters are deployed when the unthinkable happens and firefighters become overrun by flames. These light, compact shelters are designed to reflect radiant heat, protect against convective heat, and trap breathable air within.
  • HYDRATION BACKPACKS - Firefighters can be on the front lines of a wildfire for up to 12 hours. These unique backpacks carry three quarts of water and are vital to keeping firefighters healthy on the fire line.
  • WILDLAND BRUSH TOOLS - Clearing fire roads and creating natural barriers to slow the spread of fire is a necessary but labor-intensive and exhausting process. These light and durable hand tools are specially designed to help ground crews cut through tree limbs, clear brush overgrowth, and remove potential fuel sources.

WE NEED A BIGGER TABLE

We need to buy a bigger dining table. Every major holiday, we get together at our house simply because it’s the most spacious one among our relatives and friends. This New Year’s celebration, I realized that while the house can still fit many people, we’ve outgrown the dining table. We don’t have any grandkids yet, but the kids have reached the age where they’re starting to bring their significant others to family gatherings, and our extended family members have other relatives too, so our circle of loved ones has grown.

When we were looking for a house 19 years ago, when our family was just three people, I didn’t plan to buy a big house, but it was the only brand-new house on our list, and my husband decided to go for it. The financial side of it is a different story, but I think we were very lucky to be able to buy this house at that time. At first, we had a few empty rooms because we didn’t need them, but little by little, we started filling the house with furniture and new family members. My grandmother visited us many times and stayed with us for months. We had two more kids, welcomed newcomers into our home, hosted kids’ friends for games and sleepovers, and celebrated numerous birthdays and holidays. I’m glad we bought a bigger house back then because it meant we didn’t have to move to a larger one later.

Well, that’s not entirely true. At one point, we wanted a new house with bigger bedrooms for the kids, an office for my husband, a big library for all our books, and a backyard with a pool. We even spent a few months looking for the perfect home and found a few good contenders. But we couldn’t agree on the right one, so we eventually gave up on the idea. Looking back, I think we made the right decision staying in our house: it’s spacious enough but not too big, over the years it has become very affordable, we have great relationships with our neighbors, the lot is a good size, and the house is still relatively new.

The kids are growing up, and in a few years, we’ll be empty nesters. But even then, we’ll still need space for family, friends, and grandkids. So, I’d rather go ahead and buy a bigger dining table now to be ready for the future. Wishing your families a safe home and big dining tables!

Always yours,
Irina
