The Santa Clara County real estate market is showing two distinct trends as we head into fall. Single-family homes continue to see strong demand and price growth, while the condo and townhome market is cooling off a bit. Whether you're buying, selling, or just watching the market, here's what you need to know.

Single-family homes in Santa Clara County remained in high demand this past month, with prices continuing their upward climb. The median sales price in September 2025 reached $1.95 million, a solid increase from both last year and the year before. There were also more homes sold, 711 closed sales, the highest in the last three years. At the same time, new listings rose to over 1,000, giving buyers more options than they’ve had in a while. The single-family homes market is moving a bit slower compared to the last couple of years. Homes spent an average of 25 days on the market, and low inventory (just 1.6 months of supply) means it’s still very much a seller’s market. Overall, if you're thinking of selling, now is a great time to take advantage of high prices and strong buyer interest.

The condo and townhome market is telling a different story. Prices have dipped over the last two years, with the median sales price in September falling to $950,000, down from over $1 million last year and $1.028 million in 2023. While the number of sales remained stable, 285 closed sales, about the same as last year, the pace has noticeably slowed: homes in this segment are now taking an average of 38 days to sell. With 2.8 months of inventory, this part of the market is moving toward more balanced conditions. For buyers looking for more value or negotiating room, condos and townhomes might offer a great opportunity right now.

Santa Clara County’s real estate market remains active, but it’s becoming more nuanced. Single-family homes are still hot, with strong pricing and demand, though things are moving a touch slower. Condos and townhomes, on the other hand, are seeing a bit of a reset:  longer market times, lower prices, and more balanced conditions. If you’re planning to buy or sell this fall, staying informed about these trends can help you make the most strategic move.

FAMILY TIES

I just came back from Texas, where I visited my relatives. My cousin and her family have lived there for a few years, but I’ve never been there. This time, there was something else, I mean someone else, that made me drop everything and go: my cousin’s parents came all the way from Israel, and I haven’t seen my uncle for more than 30 years, so I couldn’t miss the opportunity.

I went alone; everybody else in my own family was busy with school and work. I know that my relatives, especially my uncle, wanted to meet my husband and kids, but going alone worked best for me from an interesting perspective: I could concentrate on our memories and feelings, dedicate all my attention to my relatives, dive into their lifestyle, and reconnect with them without bringing my own agenda and expectations.

It felt like time slowed down during these 5 days, and we could talk and do so much together! My cousin and her husband took days off, and their girls had a school break, so nothing distracted us, and we could really connect with each other. We spent 3 days on a quiet lake watching sunrise in the mornings while my uncle was fishing, kayaking with my nieces, cooking together and having meals as one big family (which we don’t do in my own family very often due to work and school). We played games around the fire in the evenings, laughed at old and new jokes, brought back so many memories, and I learned something new about my grandparents and other members of our extended family that I never knew. When we came back to town, we strolled through a very nice and relaxing downtown area with lots of flowers and trees. I thought that Texas was a dry and hot place with lots of cows and huge distances between towns. It probably is in some areas, but it was completely different there. In downtown, I noticed an Irish pub and the next day took my uncle there (we were the only drinkers :)). We had a great time together sharing stories from the past that brought up so many childhood memories and even tears.

We are so different! We have different habits, lifestyles, standards, talents, tastes, etc, and we live so far from each other, but we are still family and care about each other. Maybe one day, they all can come over, and I will introduce them to our extended family here, so we become even closer.  I really hope it will happen one day.
