The Santa Clara County housing market continued to move at a steady pace this November, with single-family homes holding strong while the condo and townhome segment showed signs of cooling. The market remains active, but we’re seeing more measured activity as buyers and sellers adjust to seasonal shifts. Here’s what’s happening now.

Single-family homes in Santa Clara County continued to show solid demand this month. The median sales price in November reached $1.90 million, nearly unchanged from last year, highlighting steady home values despite a slower sales environment. There were 581 closed sales, slightly fewer than last year, and homes took an average of 26 days to sell. With just 1.3 months of inventory, the market remains strongly in favor of sellers. New listings increased to 746 homes, giving buyers a bit more selection, but overall demand continues to outpace supply. Prices remain firm, and well-presented homes are still attracting strong offers.

The condo and townhome market continues to soften. The median sales price dipped to $973,000, down from last year, and the pace of sales slowed notably with 224 closed sales in November. These homes are now taking an average of 40 days on the market which is significantly longer than both last year and the year before. Inventory rose to 3 months of supply, shifting this segment toward more balanced conditions where buyers have more negotiating room. New listings jumped to 672, adding to the more relaxed pace of the condo and townhome market.

As of today, there are 1,185 homes for sale in Santa Clara County, including 322 homes that are getting ready for the open market. If you are looking to buy and cannot find the right house, let me know, maybe we will find it among those that are coming soon.

TRIP TO PARADISE

We’ve been to Hawaii many times, and I loved it there every single time. Even when we went to Maui once, and our youngest one was only 8 months old, and all three kids got sick, we still had a wonderful time there. I didn’t like spending the whole vacation on the beach. In Hawaii, we usually spent half a day relaxing on the beach and the other half day exploring the nearby areas, hiking, kayaking, etc.

This time was different. Kids stayed home, and it was only my husband and me for 10 days (sounds crazy, right?), but we had a reason to be there alone: we wanted to celebrate our 25th anniversary in a quiet setting, without big gathering, just us, like it was 25 years ago. Our wedding was very small, only 12 people, but they were the closest people in our lives. For the whole time we’ve been married, we went on vacation without kids only 3 times, and it started a couple of years ago, so it was a well-deserved vacation.

We spent two days on Tahiti getting into vacation mode and shopping. Then we took a ferry to Moorea and spent 5 wonderful days there.  We went swimming, drove around the island twice (it’s a very small one), visited a couple of pearl shops, went on a snorkeling tour, and the rest of the time we were doing nothing! It was so cool! Time really slowed down, days were soooo long! It was raining for almost two days (not just raining but tropical raining!), and it was so relaxing just to sit on the porch under the roof and watch the rain in silence.

Then we took a plane to Bora Bora for the final part of our vacation. This was a paradise on Earth! Ideal temperature during days and nights, beautiful crystal-clear water, bright colors everywhere, blooming fragrant flowers, and luxurious bungalow over the water! The food was amazing! I will always remember that dish made of octopus and breadfruit in smoked coconut sauce!  People are very friendly and nice. I guess, when you live in paradise, you inevitably be happy.  We didn’t go anywhere from our resort: it was perfect for the last few days of our vacation and all I wanted to do was swim, watch the water, relax, a.k.a. do nothing, and I mastered it! 

I worked a little bit every day, just a bare minimum to keep an eye on two transactions in progress.  I finally finished a book that I started reading a few months ago. Had a lot of time to think about many things and sort out some ideas. I guess you have to go far away to remove the everyday noise and concentrate on something that really matters. We’ve been told that we were going in out-of-season time, so it should be better at the right time. But I found it perfectly fine: not super-hot during the day, fewer people in the resorts, barely any kids around (so it was quiet), and maybe prices were lower (I didn’t check it though). 

I wanted to come to Bora Bora again the minute our plane landed here. It was the best relaxing vacation I’ve ever had, and I am looking forward to coming back. I don’t know when it will be, there are so many places I want to visit, but Bora Bora will always stay my paradise on Earth. 

I found out that a few of my friends are planning to go on vacation for the whole holidays to some exciting places. Wishing them a wonderful trip, filled with great memories, and a safe return home. See you in the new year!
