I won’t say anything new this month: inventory continued to decline in October which resulted in an increase in sale prices. The median sale price for single-family homes was slightly higher compared to September of this year - $1.62 mil vs $1.61 mil - and 13.5% higher comparing to October 2020. The median sale price for condos and townhouses in October 2021 went up 12.8% compared to the same month last year. I added new data to my table – the number of new listings on the market. Interesting that in 2019, there were fewer new listings on the market, but it took longer to sell them. In October 2020 and 2021, there were more new listings, and they sold faster.

The market remained hot. Most houses received multiple offers, and sellers decided not to counter because they’ve got way better prices than they expected. It is a tough market for buyers, but they are more motivated and ready to make the decision quickly when they find the right property.
Usually, the holiday season slows the real estate market, but we haven’t seen any signs of decreased activity in October. I will continue to watch and share my observations with you. Usually, in this section I talk about my personal experience but in light of the approaching Thanksgiving holiday, I would like to tell you about a contribution that my company makes to our local communities.

When I joined Sereno, I heard about 1% For Good program that they had. Every Sereno office votes for a charity that will be a recipient in the next quarter, and then agents voluntarily donate 1% of their commissions to those organizations. In the beginning, I didn’t think that 1% can make a big impact, but over the time I have seen that a little help goes a long way. The program started in 2012 with a $5,000 check to Santa Cruz Sheriff’s Department. Who could imagine that 9 years later the company’s donation will go over $4,000,000 and reach 255 local charitable organizations! Besides our quarterly recipients, last year with the beginning of the pandemic we started Covid-19 Relief Fund that supported local small businesses and we helped everyone who applied. Our Climate & Culture Fund helps environmental organizations, Equity & Access Fund supports service agencies and youth organizations, and Community Impact Fund helps to create safe living spaces and support mental health organizations. The last 18 months were not easy for many people in our company, but we never closed any of our programs and donated more time and money to the community. I have been donating my time and funds to a few charities before. Our family is a long-term donor to St Jude’s Children Hospital; I knit and donate hats, scarves, and blankets to local shelters and hospitals; food and funds to food banks, toys, warm clothes for the homeless, participated in fundraisings, etc. but I never thought that my volunteer work makes a big impact. With Sereno, I know for sure that every effort counts and contributes to the bigger picture of more people helped.
